JOB SUMMARY

The Senior Building Inspector serves as the Assistant to the Building Official and provides direct support to the Building Official and Permit Manager. This position is responsible for conducting and supervising on-site field inspections to ensure new and existing properties comply with applicable building codes, ordinances, and regulations. The Senior Building Inspector also performs plan review duties, provides technical guidance to contractors and the public, and assists in the overall administration of the Inspections Department.

ESSENTIAL JOB FUNCTIONS

  • Conducts inspections for new residential and commercial buildings.
  • Conducts inspections for existing buildings and damaged structures.
  • Reads and interprets residential construction documents, plans, and specifications for code compliance and comparison to as-built field conditions.
  • Consults with builders, homeowners, architects, design professionals, and the general public regarding code requirements, alternatives, and City procedures.
  • Responds to requests for code inspections and code-related inquiries.
  • Maintains accurate records of inspections, regulatory actions, and correspondence.
  • Conducts plan reviews and provides support for permitting functions.
  • Issues Certificates of Occupancy for residential construction based on experience and certifications attained.
  • Assists the Building Official in the administration of the Inspections Department.
  • Retrieves and prepares records in response to open records requests.
  • Maintains required CEUs and certifications in accordance with ICC requirements.
  • Operates City vehicles, inspection tools, and equipment.
  • Performs other related duties as assigned.

MINIMUM EDUCATION AND EXPERIENCE REQUIREMENTS

Associate’s degree required; Bachelor’s degree in construction, engineering, or related field preferred. Minimum of five (5) years of experience in building inspection or an equivalent combination of education and experience.

KNOWLEDGE, SKILLS AND ABILITIES

  • Knowledge of City and departmental policies and procedures.
  • Knowledge of City, State of Georgia, and national building codes, ordinances, and regulations.
  • Knowledge of generally accepted engineering, construction, and building practices.
  • Knowledge of occupational hazards and safety precautions.
  • Ability to read, interpret, and analyze building plans and specifications.
  • Skill in using independent judgment and discretion.
  • Skilled in prioritizing, scheduling, and managing multiple assignments.
  • Strong written and verbal communication skills, with the ability to work effectively with contractors, builders, developers, homeowners, and diverse community members.
  • Skilled in basic computer applications, including word processing, spreadsheets, and inspection software.
  • Ability to maintain inspection and departmental records.
  • Ability to establish and maintain cooperative working relationships with others.
  • Ability to operate City vehicles and inspection equipment safely.

CERTIFICATION, LICENSE AND SPECIAL REQUIREMENTS

  • ICC certifications highly preferred (e.g., Residential Building Inspector) and should be maintained through CEUs.
  • Must possess a valid Georgia driver’s license and maintain a satisfactory motor vehicle record.

PHYSICAL DEMANDS

The work performed is classified as light work and may involve: balancing, climbing, crawling, crouching, kneeling, pulling, pushing, reaching, standing, stooping, talking, seeing, hearing, walking, and entering confined spaces such as attics and crawl spaces.

WORK ENVIRONMENT

Work is performed in a safe and secure environment, but may involve exposure to inclement weather, noise, dust, and active construction sites. Work may periodically involve unpredicted requirements or demands.
