Primary Purpose of Position:

Assist in the oversight of the financial operations across our multifamily property management and corporate entities. This role will supervise accounting support staff, ensure compliance with regulatory requirements, and contribute to strategic budgeting and financial reporting. The Accounting Manager is a proactive leader with strong analytical skills and a passion for mentoring and process improvement.

Key Responsibilities:

1. Multi-Family Property Management

  • Review monthly financial reports prepared by property accountants for accuracy and operational insight.
  • Assist in preparing and maintaining multifamily capital expenditure budgets; issue purchase orders as needed.
  • Support the preparation of annual property budgets.
  • Review and approve invoices.
  • Collaborate with accounting team members to meet multifamily objectives.

2. Corporate Accounting

  • Compile monthly financials for Liv Communities – Corporate Services and Liv Multifamily entities.
  • Process 50% of bi-weekly payrolls; record payroll and benefit journal entries; serve as payroll administrator.
  • Provide support to Human Resources for payroll related issues/questions.
  • Review and approve invoices for corporate entities in the Controller’s absence.
  • Assist in preparing annual budgets for Commercial, Development, and Management divisions.

3. Team

  • Supervise and motivate accounting support staff.
  • Participate in hiring and training new team members.
  • Recommend and implement process improvements and new software solutions.
  • Assist in employee progress reviews and promote educational opportunities.
  • Mentor staff and support career development.
  • Communicate performance issues to the Controller per company guidelines.
  • Monitor and approve time sheets and time off requests.
  • Recognize outstanding team contributions.

4. Compliance

  • File annual W-2s and personal property reports.
  • Coordinate unclaimed property filings and 1099 submissions.
  • Conduct quarterly internal 401(k) audits and coordinate annual 401 (k) audits with HR and CPA.
  • Assist with IRS notices and property insurance claims.
  • Lead annual workers’ comp audits and support other compliance tasks.

5. Banking

  • Assist Controller with gathering information to open new bank accounts as needed.
  • Initiate and record wire transfers and loan transactions.
  • Manage lines of credit and money market accounts.
  • Review bank fees and services annually, and make recommendations regarding bank accounts, online opportunities, etc. as appropriate.

6. Credit Card Administration

  • Support the credit card administrator with card issuance, cancellations, and limit changes.
  • Assist credit card administrator in assuring that employees maintain online access to the credit card platform.
  • Submit monthly payment to credit card vendor via wire transfer.
  • Verify the collection of site reimbursements for credit card expenses with A/P team members.

7. Property Management Software Administration (Entrata)

  • Communicate software updates and procedural changes.
  • Assist with general ledger setup and account permissions.
  • Support team with system access issues and implement efficiencies.

8. Project Development

  • Assist Controller with opening bank accounts for properties under construction.
  • Prepare monthly BCM capital call/distribution reports and invoices.

Qualifications:

  • Bachelor’s degree in Accounting, Finance, or Business
  • Minimum 5 years of general accounting experience.
  • Proficiency in windows-based accounting software.
  • Advanced spreadsheet skills (Excel).
  • Familiarity with word processing tools.
  • Strong leadership and team management abilities.
